What is Growing in Your Property and What to Do About It

Have you noticed spots, stains, or a musty smell in your home or business?  Are you wondering—“is this mold or mildew?” While these two troublemakers may seem similar, knowing the difference may help you act fast and protect your property.


Mildew is the lighter of the two, both in color and in danger. It usually shows up as white or gray powdery patches, often found on damp surfaces like windowsills, shower walls, or basement corners. Mildew is easier to clean and it rarely causes structural damage—but it can and will still trigger allergies.


Mold, on the other hand, is more serious. Mold often looks fuzzy or slimy and comes in shades of green, black, or brown. It grows deep into surfaces like drywall, wood, or carpet.  Mold can also cause long-term damage to your home and to your health. Certain types, like black mold, are especially harmful and should be handled by professionals.


So what should you do?


  1. Identify the problem: If it wipes away easily and stays on the surface, it is likely mildew. If it is spreading fast or has a strong odor, it could be mold.

  2. Control moisture: Mold and mildew thrive in damp environments. Use dehumidifiers, fix leaks, and keep air flowing.

  3. Clean or call: Small mildew spots can be cleaned with store-bought cleaners. But if you are dealing with mold—especially more than a few square feet—it is time to call in the professionals.
